When Should You Sell Your Home?

houseContrary to popular belief, selling your home during the spring might not be your best option. Recent data from Redfin suggests that you should put your house on the market sooner than later.

The real estate website found that 59.2% of homes listed for sale now actually sell versus 53.1% that sell during the summer. Additionally, houses that go on the market in the winter sell closer to their asking price than homes sold during the warmer months.

So with mortgage rates at still near-record lows, perhaps now is the time to stick that “for sale” sign in the front yard and upgrade to that two-story Tudor you’ve been dreaming about.

    This point is very true around middle Georgia also. People moving to a new home during the holidays have more of a need to get moved and getting resettled before school and work starts back up. People buying a house in the summer have more time to shop around. Like mentioned above, now until april 15th stands to be more productive for sellers because of refund checks. Those that need a new home but don’t have enough money have this opportunity to lay a downpayment on the table.

    If you miss this window or have a lot of other comparable houses around you, you may need to offer something the others don’t. Owner financing is becoming the new trick for getting closer to your asking price. Many potential home owners can’t get financing.
